No one needs to testify to the signing of this agreement. The lease must be signed by all tenants and your landlord. If there are common tenants, each tenant should receive a copy of the agreement. As a landlord, you must communicate in writing to your tenant all the conditions of their private rental. If you don`t, you`ll be breaking the law. The Tenant agrees that the signed inventory and the registration of the condition [as a schedule 1 to this contract/ which will be made available to the tenant no later than the start date of the lease] are a complete and accurate record of the contents and condition of the Let property at the beginning of the lease. The tenant has 7 days from the beginning of the lease agreement (described above in the “Lease Start Date”) section to ensure that the inventory and registration of the condition are correct, and 1) to communicate to the lessor in writing all discrepancies after which the inventory and registration of the condition are modified accordingly, or 2) to not take action, and after the expiry of the 7-day period, the tenant is considered to be fully satisfied with the conditions. The lessor can only terminate the lease if one of the 18 grounds for eviction applies. If the landlord sends the tenant a notice of departure, he must indicate the reasons for the eviction and the reasons why he believes that this reason for eviction is correct. Your rental agreement should be written in an easy-to-understand language and not contain abusive terms.
The tenant agrees to enter into agreements with the suppliers to settle all accounts of these services at the end of the lease. The Private Housing (Tenancies) Act 2016 has introduced a new lease agreement known as the Private Residential Tenancy. The rights conferred on you by law always terminate the rights stated in a written or oral agreement. An agreement that indicates that you or your landlord has fewer rights than those given under common law or law is a fictitious lease. If you wanted the lease to be short and unsecured, you must have given an AT5 form to the tenants before signing a rental agreement. You should keep a record of the emails you send to your client and receive from your client. These include emails about your lease. Your agreement might say that you have a certain type of lease – but the type of rent you actually have might be different. Unless exempt from the tax, the tenant is responsible for the payment of municipal taxes and taxes on water and wastewater or a local tax that can replace them. The tenant will inform the local authority of the start and end date of the tenancy agreement and will request waivers or discounts for which he may be eligible. From October 31, 2018, all owners must be registered.

Check what type of lease is tolerated. This lease agreement replaced guaranteed and short leases for new leases in Scotland from 1 December 2017. Existing and short leases will be maintained, but will be replaced by private leases, if they are renewed in the future. The Scottish Government website provides landlords and tenants with information on private rents. It also offers a typical rental agreement with which owners can create new leases.
